Market rent is the amount a landlord might reasonably expect to receive, and a tenant might reasonably expect to pay, for a tenancy. It needs to be similar to the rent charged for similar properties in similar areas. Guidelines from Tenancy services provide perimeters for the rental range. The weekly rate will be determined by the location, size and presentation of the property.

Rent appraisals are completed at the start of any new tenancy and reviewed annually.
Property Maintenance
Great properties create great tenants and in turn better investment outcomes.
At Stellar Rentals, we handle all aspects of property maintenance, ensuring that your properties are well-maintained and attractive to tenants. We can use our trades people or our clients’ favourites/or combination of both.
Key aspects include not only routine upkeep and emergency repairs but applying a pro-active approach to maintenance. Being pro-active helps to prevent costly issues down the line and ensure the property stays safe, functional, and protects your asset.
Tenant Screening
Tenant Screening is a crucial step in property management, ensuring that we select reliable, responsible tenants who respect the property and fulfil their tenancy obligations.
Our process includes background checks, credit checks and reference checking.
We use sophisticated online tools along with personal contact with tenants and referee’s to navigate us through this important stage. The extra time we put in to selecting the right tenants can save a lot of time, money and stress in the long run.
We carefully validate reference checks (over the phone, not email) This ensures we are talking to previous Landlords not friends/family posing as one.
Credit and background checks are completed on all our short-listed tenants. With a background in finance, we have the skills to not only read and understand credit reports and the information provided in the reports, but also the skill set to ask the right questions and picking up on variations that could represent false information.
By thoroughly vetting applicants, we can minimize the risks such as late payments, property damage, and potential legal issues, while fostering a stable, positive living environment for tenants.
All tenants to be onboarded must be approved and validated by the Directors and approved by the Client- no exception.
Moments of Truth- Rent Arrears
Even with the best screening processes in place. Issues arise with Tenants and that’s the moment of truth where your Property Management Company needs to step up and perform.
Zero Policy for rent arrears is not realistic – there will be times outside of a tenant’s control where meeting rent payments on time is not an option. This is a fact and can happen.
It is what your property management company does on that first day a payment is missed and is what we call the moment of truth. What your Property Management Company does that day determines the potential outcome for future arrears. The processes and communication we follow are the most important aspect for managing rent arrears.
First day of rent arrears – We contact the tenant and seek a response for late payment and a commitment date for payment.
Day 6 of rent arrears – serve a 14 day notice to the tenant – make contact with the tenant and seek payment plan. Advise the Owner.
Failure to respond or adhere to payment plan: Lodge breach with Tenancy Tribunal. The Tenant will be advised of the consequences. (three 14 day notices within 90 days can result in eviction)
At Stellar Rentals, we have Xero tolerance for nonpayment of rent.
